Program Managment
R.K. Woods, Inc. (RKW) can provide a comprehensive service which combines the basic management techniques described elsewhere in this website, with much more, into a total process called Program Management. RKW believes that our clients deserve to have their construction programs managed effectively, and it is our philosophy to represent exclusively the interests of the Client throughout all phases of the program.
During the pre-construction phases, RKW expertise can contribute extensively to the ultimate success of the project. Project costs, schedule, quality and susceptibility to claims are almost entirely decided during the definitive planning and design stages. The advice and insight of RKW construction professionals during these early phases can be crucial to the timely and economically completion of the project. We focus on potential constraints, evaluate the compatibility of the budget and the program, advice on materials selection, review construction means and methods, and assess procurement requirements. We examine each project to determine if it can be designed and built on time and within budget.
During construction, RKW's involvement provides further assurance of cost, schedule and quality control for the Client's projects. We mind the details and assure that the designers and the contractors perform in strict accordance with the plans and specs, and with their respective contract responsibilities to the Client. We establish procedures for monitoring, testing and inspecting the project to assure that the work is done right the first time, and we continually look for alternative means, methods and materials to achieve the highest quality project possible on time and within budget.
RKW never contracts to design or build facilities. Rather, we prefer to serve the Client professionally, as an extension of their staff, performing as dedicated agents of the Client. In this manner we avoid the "vendor" relationship usually preferred by contractors and design consultants, which mandates an adversarial relationship between them and the Client. We prefer to serve as the Client's advocate, developing and implementing a management plan and master schedule in order to assure the best execution of the work by the designers and the builders, all in the best interests of the Client.
RKW provides an array of management activities during all phases of the pre-design, design, and construction of capital programs. Cost estimating, budgeting, scheduling, constructability reviews, risk assessments, value engineering, and many other project control elements are carefully performed and managed by professionals. RKW assures that the Client obtains the desired quality of their facilities, built within budget, occupied when planned, and completed without claims.
Program Management is offered as a comprehensive set of services. However, a menu of the distinct services comprising Program Management may be individually provided to suit a particular project or the Client's specific needs.

CPM Scheduling
RKW utilizes the latest software to provide easy-to understand initial schedules and progress reports for owners, designers and contractors. Proper scheduling is a critical element in successful construction management. The most effective time to implement a CPM Scheduling program is at the earliest stages of a project. RKW’s processes and methodologies assure clients finish projects in shortest time, improve project performance through appropriate timing and flexibility for optimum utilization of manpower, equipment and resources.
CPM techniques help to improve project schedules, deliver projects under budget, comply with contract requirements, and minimize risk and delays. CPM is the acronym for Critical Path Method of scheduling. CPM is the representation of a project plan by a schematic diagram or network that depicts the sequence and interrelation of all the component parts of the project.
CPM allows the logical analysis and manipulation of this network to determine the best overall program of operation and it provides a far more useful and precise approach than other conventional methods of construction planning and control.

Constructability Review
RKW's Constructability Review is our own independent and detailed analysis of the design drawings and construction documents before their release for construction. This review assures clarity, consistency, completeness, and ease of construction. The Constructability Review does not include Value Engineering, nor does it infringe upon the Designer's responsibilities. It does assess the “ability to construct” the project.
The design process may take months or years depending on the type of project. Only at the last minute, however, is some of the most critical knowledge brought into the process - at bid time! Contractors' knowledge, experience and innovation are introduced to the project only when it is too late to take advantage of what they see. Contractors look at the project with an eye toward cost-effective implementation of the design presented to them.
The earlier this knowledge can be incorporated into the total project development process, the more effectively that information can be included into a design that minimizes extras and financial surprises.
RKW "builds" the project on paper as a simulated trial run of the actual construction process. Our contractor's knowledge and experience provided in this process become an integral part of the design process prior to construction.
Plan and specification ambiguities, unusual resource demands, conflicting details, and suggestions for improving planning, phasing, and scheduling are all uncovered before becoming subject to an expensive Change Order process or a claim.
The Constructability Review process, when performed in the later design stages, becomes a bedrock foundation for the establishment of a cooperative team rapport between the Designer and Owner. It helps form the partnering process that will continue throughout the life of the project between them.
It also highly benefits Contractors by eliminating typical headaches from their management efforts. All parties are left with more time to devote their efforts to producing a cost-effective project.

Style is achieved through careful detailing, and selection of color palette, finishes and materials, to provide a pleasant and attractive environment.

Contract Administration
There are two types of contract administration activities: before and after contract award. Prior to award of a contract, RKW supports the project’s procurement/delivery strategy and participates in a number of essential activities.
During the request for quotation (RFQ) and request for proposal
(RFP) process, RKW’s staff can help to compose or assemble the relevant documents. RKW can also participate in the bid and award process, and assist the owner in selecting the best contractor for the project.
In the formation of contract documents, RKW can compose or assemble the documents using industry standard contract documents, such as AIA, EJCDC and AGC provisions.
RKW can also prepare supplementary conditions to meet any special or specific needs. Subsequent to contract award and during contract execution, RKW can assist and support the owner’s contract administration activities by reviewing contractor’s request for progress payments, change order requests, requests for time extensions, or any other contract matters.

General Contracting
In this role, we hire and supervise subcontractors to achieve desired quality; we may self-perform portions of the work. Design / bid / build phases are sequential (rather than overlapping), which usually extends the schedule. GC work is performed under is a single, lump-sump construction contract based on completed design documents. Indications: Relatively simple project, public bid / award process, low bid as major criterion for subcontractor selection, less emphasis on an aggressive schedule.
